MOTIVATION AS A MANAGEMENT TOOL FOR INCREASING THE PRODUCTION OF WORKER (A CASE STUDY OF ENUGU STATE HOUSING DEVELOPMENT CORPORATION ENUGU)

ABSTRACT

The important of this work is to investigate motivation as a management tool for increasing the productivity of worker in an organization.

This research is divided into five chapters. Chapter one deal with statement of the problem, purpose of study, statement of hypothesis, scope of the study limitation of study, motivation and management decision making, management respective in increasing productivity of worker and summer of literature review.

However chapter three deals with research metrology and design. Population of study and research instrument chapter four concerns with data presentation and analysis and test of hypothesis.

Whereas the last chapter five deal with summary of finding, conclusion and recommendation. Bibliography and sample questionnaires include.

In conclusion, management should appreciate the partnership role of their worker and also management should recognize the work of internal audit.

FINDINGS, CONCLUSION AND RECOMMENDATIONFINDINGS

The following are the summary of the findings
(a) The study related that the internal audit staff are qualify and experienced in their duty
(b) That staff show and maintain a perfect performance of their duty as the management increase their motivation tool
(c) That government contribution to housing project by providing of land
(d) That the housing scheme are being allot to civil servant by ranking
(e) That staffs are to be served for minimum of three (3) years before allocating a house.
(f) That after payment the house belong to the staff
(g) That management have other in center to motivate staffs.
(h) That the housing project projects are being allocated according to grade level and steps.
(i) That government does not contribute in payment of the house after allocating to a staff.

CONCLUSION

According to the findings, promotion and other tools was used to motivate the employee. It should be realized then when promotion is used as a motivation tool to increase performance, the worker will work so that they will be promoted and it is seen as basic of reward to hard working people.
Promotion and other tools to motivate worker will continual to be strong motivator as long as the deserve to move to a higher grade is still felt. How ever in addition to the use of promotion, the government introduced Enugu state housing development corporate was introduced by government to staff through the management. It is a way of acquires a build or rooms form government before retirement form service. Housing project is also a motivation tool to maintain a cordial relationship between the management and the entire staff. It is also a way of allowing for peaceful existence of the workers union and also staff welfare scheme as it’s strategy to motivate the employees to longer performance.
The management also indicate that they use the provision of fringe benefits – house allowance study leave with pay, can loan, conversation, lateral transfer, payment of salary and seminar /training medical services is a tool of motivation in the organization.
All the same the management of the organization should realize that there are still a number of other ways that could be exploited in monitoring employees which may even yield higher results and also due for retirement to create ways to other to enjoy all the incentives given to them by government though the management. Recognizing that there exist individual differences in needs, and the best approach to maturate an employee is to stand with identifying their needs.

RECOMMENDATION

As stated in the statement of problem, this project is set towards enhancing an understanding of the underplaying idea behind motivation tool as a management tool for increasing the productivity of workers in an organization.
The following recommendations were draw after going through the reseach study. There are as follows: –
(a) The management should try increasing the salary of the workers and increasing the fringe benefits of the workers.
(b) As long as the employee, perceive the instrumentality of productivity to high salary and fringe, it would continue to act as an effective motivator.
(c) Job security is also necessary to ensure workers dedication and commitment to duty.
(d) The management of Enugu state housing development corporation should endeavor to understand individual needs satisfaction as well as the link between performance and reward. This would help them to develop and have an appropriate motivation strategies at all times
(e) Employees should also be praised always to recognize their good performance and praise would serve as stimulus on their efforts.
(f) The best arrangement would therefore be that which makes the internal auditor to report directly to managing director chief executive which ever is higher
(g) Management should get in involved in planning and controlled of all organization functions. If this is done there would be a sense of commitment in all management staff since goal congress would be achieved
(h) Management to have free and unrestricted access to information and be given free hand to select the staff adequate the task to enable the motivation toll exist.
